Description

BAC 50 Biocide is a highly concentrated professional treatment formulated to control moss, algae, mould and lichen on exterior hard surfaces. Manufactured using a 50% benzalkonium chloride concentrate, it provides an economical solution for professional contractors, exterior cleaning specialists and property maintenance services.

The slow acting formula penetrates organic contamination and continues working after application. Once treated, the affected growth gradually discolours and breaks down, allowing natural weathering, wind and rain to remove the remaining dead contamination over time.

Suitable for roofs, patios, block paving, driveways, rendered walls, fencing and other compatible exterior hard surfaces. BAC 50 can also help delay the return of organic growth when correctly diluted and applied, although results and protection periods will vary depending on the surface, level of contamination and surrounding conditions.

How to Use


Directions for Use

Wear Appropriate PPE: Wear suitable chemical resistant gloves, protective clothing and eye or face protection before handling, diluting or applying the product.

  1. Prepare the Surface: Remove excessive loose moss, dirt and debris before treatment. The surface should be dry before application.
  2. Check the Weather: Apply during suitable dry weather. Do not apply if rain is expected within 24 hours or during strong winds.
  3. Dilute for Roofs and Render: Mix 1 part product with 20 parts clean water.
  4. Dilute for Patios and Paving: Mix 1 part product with 30 parts clean water.
  5. Apply: Apply the diluted solution evenly using a suitable low pressure sprayer or soft brush. Avoid producing excessive spray mist and prevent overspray onto surrounding areas.
  6. Allow to Dry: Leave the treatment on the surface and allow it to dry naturally. Do not rinse after application. A dry period of at least 24 hours is recommended.
  7. Allow Time to Work: Organic contamination should gradually discolour and break down following treatment. Complete results may take time, particularly on heavily affected or porous surfaces, as natural weathering removes the dead contamination.

  • Do not mix with acids, bleach, detergents or any other chemicals.
  • Use only at the recommended dilution ratios and for the intended applications.
